Construction
Our one-hectare pre-building site is located in Panemune District of Kaunas. We take pride in the fact that all our homes are built at our own plant, and we do not sublet log work out to other “would-be” builders. Automobile cranes and forest trailers provide for efficient handling of the logs.

We use round and cut full length spruce and pine logs. Their diameter can be from 16 to 35cm and more. They are cut in winter, air-dried, peeled and worked by hand. Each log is scribed to fit the log bellow and a “saddle” (or round) notch is used on the corners. The "saddle" notch is used by most European, North American, and Canadian hand-hewn log builders. The surface of logs can be shaven or planished.
We also use "wedge" notch on the corners.
This notch is mostly used in Canada. The wedge notch provides for an extremely tight, draft-free and waterproof notch.

We can also build homes of other architecture, using more varied construction materials, such as ceramic wall blocks, bricks, wood-frames, etc.
It takes five days to one month to construct a log shell at our plant. The logs are then dismantled, marked and transported to the customer’s building site, where the log shell is reassembled in one to five days, depending on the size of the building.
Our log shell package consists of:
- log walls with window and door openings cut out and key-ways cut
- log ridge pole, purlins, and posts (if requested by the customer)
- log beams supporting second floor
- log trusses
- log ends curled and chamfered
- log shell is sprayed with a fungicide prior to delivery to customer’s building site
You can then request our company to complete interior fitting and other works, or this work can be taken over by your contractor experienced in log home interior fitting.

Interior finishing and other construction works required to completely finish the building, can be discussed in the construction contract before commencing any works on the log shell.
Most people have a budget that determines the size of home that they build.
With this in mind, you should consider the following when sketching your plans:
-
the cost of the log work depends on main floor dimensions, diameter and profile of logs and manner of their processing, as well as timber (logs) transportation distance, complexity of construction, and many other factors.
-
to estimate how much your building might cost, calculate 200-350LTL per square foot of wall area.
-
the cost of a fully completed house depend on how much of the work you plan to do yourself, how you plan to finish the interior, etc.
Our craftsmen usually take five to thirty days to pre-build your custom home at out plant in Kaunas. The building is then transported to your site and in most cases we can erect it in two to five days.

Building with logs will cost approximately the same as building a custom conventional frame home, depending on your taste.

The logs can be round or cut, round log diameter can be 23cm and more, and cut log diameter can be from 16cm. They are well seasoned to give a minimal amount of shrinkage. (Allowance is made for the shrinkage that will occur).

If you have a plan in mind and would like an estimate at no charge, please send us a rough sketch with dimensions. KAIMO SODYBA – RASTINIAI NAMAI construction procedure is based on many years of experience in this very specialized field. Your logs are hand picked and hand-finished under the supervision of experienced log builders at our pre-building site.
